Streets

In further up areas of the Tuscany and in the Maremma, not all streets are bitumized. Although roads are passable any time of the year, you may find obstacles. In case of doubt, please ask us in advance.

Pool opening

Most of the swimming pools are open from May till end of September (also depending on the weather). Other regulations will be mentioned in the description or please ask us. Private pools of the Portuguese and Spanish villas are available during the whole year. Some pools can be heated for an additional payment. Pool cleaning and gardening are normally once per week. This means that during your booked stay cleaning or garden personnel comes past. It is strictly prohibited dogs in the pool. For any damage is the dog owners responsible. 

Equipment

All houses and apartments are furnished according to the owners taste and the equipment guarantees a comfortable stay. Dishes, cutlery etc. vary in quantity and quality according to the price of the rented house or apartment. Usually, mixers, toasters, coffee-makers etc. are rather not found in houses, whereas dishwashers or washing machines are pointed out with a symbol. In particular it is pointed out that garden furniture usually is made of plastic and without pad, since these get dirty easily and with difficulty to be cleaned are. 

Number of Persons

The number of beds is mentioned in each description. Two figures like for example 4+2 mean that the house can be used by 6 persons and all persons are included in the price. When a house is offered for example for 8/14 persons, it means, that a maximum of 14 persons can use the object. But in this case every additional person has to pay a surplus. The amount of the surplus is mentioned in each description. It is not allowed to exceed the maximum number of persons except for children below the age of two (in some houses under 3 years) and with the condition that the client brings an extra baby bed including sheets or orders one in advance with the booking for a small fee (surplus has to be paid on the spot). It is not allowed to put up a camping tent on the properties.

Pets

In many houses pets are allowed when indicated by a symbol. In case of additional costs please see list of additional charges. As a matter of principle, a pet must be registered at the time of booking as well. More than two pets only on request.

Additional Charges

of each object please see in the list of additional charges. Heating: Heating costs will only be charged if heating is necessary. According to Italian law, heating is only allowed from November to April, therefore houses with flat heating costs only include heating from 28.Oct./29.April If extra heating is necessary, the customer has to request and pay for it on the spot.

Complaints

have to be announced to the corresponding contract agent immediately on arrival respectively on the spot.

Please choose your ideal objects listed according to priority and ask for availability by e-mail or telephone by telling us the object number and exact type indication. If possible, please name alternative dates. Immediately, we will check availability and inform you. You decide for your house and print out the application form, fill it out and send it by fax or e-mail to us at once. Instantly you will receive your booking confirmation by mail, fax or e-mail (as requested by you) with all payment details. Please note that any subsequent change of the already confirmed bookings with 10 euros is calculated.

Prices

Amendments with regard to  prices and performance are possible until confirmation of reservation, especially in case of errors or false data indicated in the data base.
